The Main Line is not a city or an official county, it is a collection of historic, affluent communities that run along the old Pennsylvania Railroad line, cutting through parts of Montgomery, Delaware, and Chester Counties. Towns like Gladwyne, Villanova, Bryn Mawr, Haverford, Wayne, and Devon. The name carries real prestige, and the prices reflect that: median prices in Bryn Mawr averaged around $850,000 in 2025, with forecasts placing the median closer to $900,000 by the end of 2026.
But exceptional does not stop at the Main Line border. Towns like West Chester, Phoenixville, Media, Doylestown, and Havertown offer incredibly strong school districts, beautiful homes, walkable downtowns, and genuine community feel — often at a significantly lower price point. Buyers who shift their search just 15-20 minutes out from the core Main Line can find substantial, updated single-family homes in the $450,000-$650,000 range.
Property taxes are a real conversation too. Delaware County has some of the highest effective property tax rates in Pennsylvania, around 2.05%. Montgomery County varies widely depending on whether you’re in Lower Merion versus a smaller borough. Chester County and Bucks County often offer a more favorable balance of school quality and tax burden. These numbers matter when you’re calculating your true monthly cost of ownership.
And if your budget or lifestyle points you further west, Lancaster County’s charming communities, Berks County’s affordability, or Lehigh Valley’s growing economy, those markets genuinely deserve a look. More and more buyers are expanding their search and finding that the commute tradeoff is completely worth it for what they gain.
