Get pre-approved before you fall in love with a house. I cannot stress this enough. In this market, homes move fast. If you find the one and you don’t have your pre-approval letter ready to go, you could lose it to someone who does. Talk to a lender first, even before you start seriously browsing. Know your number.
Your first home doesn’t have to be your forever home. I see so many buyers put pressure on themselves to find the “perfect” house. But your first home is really about building equity and getting a foot in the door. Pennsylvania’s home values are appreciating well above the national average right now, which means buying something solid and livable today puts you in a much stronger position when you’re ready to move up in a few years.
The list price is a starting point, not the ending point. Markets vary by neighborhood, by price range, and by how long a home has been sitting. I look at the full picture for every home my buyers consider – comparable sales, days on market, seller motivation, so we can come in with the strongest and smartest offer possible.
Inspections are non-negotiable. Please, please don’t skip the home inspection to make your offer more competitive. There are other ways to stand out in a multiple-offer situation that don’t involve waiving your right to know what you’re buying. I help my buyers navigate this every single day.
