When buyers ask me about Berks County, two communities come up more than almost any others: Wyomissing and Exeter Township. Both are excellent. Both are very much in demand right now. But they offer different things at different price points and the right choice depends entirely on what your family needs. Let me break down both because I think this is one of the most useful conversations I can have with someone exploring Berks County.
Wyomissing is consistently ranked as one of the best places to live in Pennsylvania and it has earned that reputation. It is a borough with real character, strong schools, beautiful parks, walkable residential streets, and a community feel that people who live there genuinely love. Homes in Wyomissing sit at a premium relative to the broader Berks County market but still represent extraordinary value compared to what you would pay for a comparable home in Montgomery County or on the Main Line. According to local market tracking, homes in Wyomissing hot pockets are going pending in as little as 12 days, which tells you everything about the level of buyer demand.
Exeter Township offers a slightly different proposition. The price points are generally more accessible than Wyomissing, the school district is strong, and the community has a great mix of established neighborhoods and newer developments. Buyers who are coming from the Philadelphia suburbs with a budget in the $300,000 to $450,000 range often find that Exeter Township gives them significantly more house and more land than they could afford anywhere closer to the city. The commute to King of Prussia or the Route 422 corridor is very manageable.
Keeping Current Matters has talked a lot in 2026 about how buyers are benefiting from more inventory than they had a year or two ago. In Berks County, that improvement has been gradual but real. Active listings county-wide sit around 379 to 491, which still keeps supply tight but does give buyers in both Wyomissing and Exeter Township occasional opportunities to be strategic rather than desperate.
From a value and appreciation perspective, both communities are strong bets. Berks County overall has seen 7.5% home value appreciation over the past year according to Zillow, which outpaces plenty of markets where buyers are paying two or three times as much per square foot. Moody’s Analytics projects continued strength in the broader Philadelphia metro through 2035 and Berks County is firmly part of that regional story.
My honest take: if schools and community character are your top priorities and budget allows, Wyomissing is a special place. If you want to maximize your square footage and land at an accessible price point while still being in a strong school district with great regional connectivity, Exeter Township is an outstanding choice. Both communities are places where people genuinely love living and that is not something you can say about every market.
