One of the most fun parts of my job is staying on top of which neighborhoods and towns are generating the most buyer energy at any given moment. Right now there are some really exciting areas heating up across our entire coverage area and I want to share what I am seeing.
Phoenixville in Chester County continues to be one of the most talked-about markets in suburban Philadelphia. The ongoing mixed-use redevelopment along Bridge Street has transformed the downtown into a genuine lifestyle destination with excellent restaurants, boutique shops, and a vibrant arts scene. Homes surrounding the downtown are seeing real equity acceleration as buyers increasingly recognize what this community offers at a price point below the traditional Main Line.
Wayne in Delaware County keeps drawing buyers who want the full Main Line package, including walkability to a beautiful downtown, strong schools, SEPTA rail access, and community character. The demand for Wayne is consistent and deep. Media is another one I talk about constantly because the walkable borough with its restaurant row and community events creates exactly the kind of lifestyle that buyers are searching for.
In Bucks County, Doylestown and New Hope are having a real moment. These are towns with genuine historic character, walkable downtowns, strong cultural scenes, and schools that rank very well. Buyers who want charm alongside quality tend to land here and stay here.
Berks County deserves a spotlight right now. Wyomissing consistently ranks as one of the best places to live in Pennsylvania and homes there are moving quickly. For buyers who keep getting outbid in Chester or Montgomery County, Berks offers a genuinely excellent quality of life at an average home value around $297,000. Lancaster County’s Lititz and Manheim Township have emerged as some of the most sought-after communities in the region for buyers who prioritize schools, charm, and community feel at a reasonable price point.
In Lehigh County, the Parkland school district area is seeing strong demand and homes are frequently selling at or above list price. Allentown itself is experiencing about 4% year-over-year appreciation. The Lehigh Valley as a whole is being called one of the most attractive relocation destinations in the entire Northeast and buyers are starting to discover what people who already live there have known for years.
