If you’ve been out looking at homes in Berks or Montgomery County lately, you’ve probably noticed one thing right away… there just aren’t a lot of options.
Inventory is still tight, and the homes that are hitting the market? They’re going quickly. In many cases, well-priced homes are still seeing multiple offers within days.
But here’s the part most people don’t realize…
Buyers are still winning in this market every single week. You just have to be positioned the right way.
In Berks County, homes are going pending in as little as 7 to 12 days depending on price and condition. In Montgomery County, especially in areas like Ambler and Conshohocken, the most desirable homes can generate multiple offers almost immediately.
Inventory levels are still below what we’d consider a balanced market, which means buyers need to be ready to act when the right opportunity comes up.
If you’re not prepared, it’s very easy to miss out.
This is the biggest mistake I see buyers make.
A pre-qualification is just a rough estimate. It’s not verified, and in a competitive situation, it doesn’t carry much weight with sellers.
A pre-approval, on the other hand, means your lender has already reviewed your income, assets, and credit. It shows sellers you’re serious and ready to move forward.
In a market where homes are selling in days, this alone can be the difference between getting the house and losing it.
In a slower market, you might have time to think things through after a showing.
Right now? Not always.
The buyers who are successful are the ones who already know what matters most to them before they walk into a home.
When you’re clear on your priorities, you can make confident decisions quickly and avoid losing out to someone who was just a little more prepared.
With limited inventory, timing is everything.
In Berks County, there are only a few hundred active listings at any given time. Montgomery County has seen some improvement in inventory, but it’s still well below balanced levels.
That means when the right home hits the market, waiting even a day or two can cost you the opportunity.
A lot of buyers think Zillow and Realtor.com show everything available.
They don’t.
Some homes sell before they ever hit the public market. Others are shared privately between agents or within local networks.
This is one of the biggest advantages of working with an agent who is active in your target areas every day. You’re not just seeing what’s online… you’re getting access to what’s coming next.
If you’re feeling frustrated by the lack of inventory, you’re not alone.
But the buyers who are getting under contract right now all have a few things in common:
They’re fully pre-approved
They know exactly what they want
They’re ready to act when the right home comes up
And they have the right strategy behind them
If you’re thinking about buying in Berks or Montgomery County, the best next step is to get everything in place before the right home hits the market.
