If your home is worth more than $750,000, selling it does not look like a typical sale. Different buyers, different timeline, different everything. I work both ends of this market, from Gladwyne to Wyomissing, and I want to walk you through what selling a luxury home in Montgomery and Berks County actually looks like right now, not the version that gets repeated on Instagram.
Here is where both counties actually stand right now, based on data from the three months ending June 2026.
Above $750K, comps get thin fast. There might be three other homes in your township that compare to yours, not thirty. That means a real CMA matters more here than anywhere else in the process. I look at what’s actually closed, what’s still sitting, and why, before I ever suggest a number.
Right now, months of supply across Montgomery County is sitting between 1.3 and 2.8 months. That is still seller-favorable territory. But it is not the free-for-all it was a few years ago. New construction and move-in-ready homes are holding their value well. Dated homes, even beautiful ones, are sitting longer and giving buyers more room to negotiate. Pricing yours honestly from day one is what keeps you out of that second category.
Before anything goes live, I walk through the house the way a buyer would. Not as your agent. As a stranger who is about to decide whether this is worth $900,000 or $1.2 million of their life savings. That walkthrough tells us what needs fixing, what needs staging, and what just needs better light in the photos.
Professional photography and video come standard, at no cost to you. At this price point, buyers are scrolling past listings in seconds. Staged homes consistently sell faster and for more money, and I will tell you honestly if yours needs it before we list, not after it has sat for three weeks.
Every buyer who walks through your door needs a signed buyer’s agreement and, ideally, a pre-approval in hand before we even schedule the showing. That is not me being difficult. It is Pennsylvania real estate now, and honestly, it protects you. Fewer strangers wandering through your primary residence, more serious conversations with people who can actually close.
For higher-end homes, I lean toward private and by-appointment showings over open weekends. It keeps the experience calm, gives buyers time to actually picture living there, and keeps your home from turning into a Saturday afternoon attraction for the neighborhood.
I run every listing through three phases. Pre-launch is prep, photos, and building buzz before the sign goes in the yard. Launch is the first week, which is when the most eyes and the most serious buyers show up, so it needs to be right the first time. Ongoing is everything after: adjusting strategy based on real feedback, not guessing.
Berks County homes are moving in a median of just 7 days right now. Montgomery County is a bit slower at 22 days, which tracks with higher price points and pickier buyers. Luxury homes in both counties tend to take longer than the median, and that is normal. You are not selling to everyone. You are selling to the right one.
A $75,000 mistake on a $300,000 home stings. The same percentage mistake on a $1,000,000 home is a lot more money, and a lot harder to walk back. This is where experience actually shows up: knowing how to price against thin comps, how to negotiate when there is real money on the table, and how to keep a deal together when it gets complicated.
