If you’ve been waiting for the Fed to cut rates before you buy or sell, here’s an update: they held steady again at their July 29 meeting. No change to the federal funds rate.
But the market didn’t shrug it off. It reacted. And if you’re thinking about buying, selling, or refinancing anytime soon, this is worth five minutes of your time.
The Fed voted 9-3 to hold rates at 3.50%–3.75%. That’s not unanimous. Three members wanted a hike right now. That kind of split tells you the Fed isn’t feeling settled, and it means a rate increase in September is very much on the table if inflation doesn’t cooperate.
Speaking of inflation: Core PCE, which is the Fed’s go-to inflation number, came in at 3.29% year over year. That’s still well above their 2% target. Add in a Q2 GDP price reading that came in way hotter than expected (6.2% vs. the 4.0% economists were expecting), and you’ve got a Fed with very little reason to ease up anytime soon.
Fed Chair Kevin Warsh didn’t give a clear signal on what’s next. He pointed to tariffs, the Iran conflict, and AI infrastructure spending as things keeping inflation elevated. Markets are now pricing in about a 60% chance of a September hike.
Here’s the part that actually matters for real estate: the 30-year Treasury yield spiked to 5.23% after the announcement, the highest it’s been since 2007. Mortgage rates tend to follow Treasury yields, so this isn’t just a Wall Street headline. It has a direct line to what you’ll pay on a home loan.
So no, the Fed didn’t raise rates. But the rate environment got less friendly anyway.
Yields at their highest level since 2007 sounds scary, and I get why. But uncertainty isn’t the same as bad news, it just means you need to be prepared instead of reactive.
If you’re buying, get pre-approved now so you know exactly where you stand and aren’t caught off guard by a rate move. If you’re selling, understand that buyers who are ready and pre-approved are the ones moving forward right now, and pricing your home accurately matters more than ever in a market like this.
The people who do well in a moment like this aren’t the ones waiting for perfect conditions. They’re the ones who understand their numbers and make a move that makes sense for their life.
