One of the questions I get asked most as a realtor working across Montgomery and Berks County is some version of “where should I even start looking?” First-time buyers are usually juggling a budget, a commute, and a wish list all at once, and it can feel overwhelming to narrow it down. So I wanted to share a few towns I keep coming back to when I’m working with first-time buyers, based on what I’m actually seeing in the market right now.

Souderton is one of my go-to Montgomery County recommendations for buyers who want a real town feel — walkable downtown, community events, that kind of thing. Median listing prices are running around $475K right now, and homes are moving fast, so I tell my buyers here to be ready to act.
Royersford has become a favorite of mine for buyers who want easy access to Route 422 without sacrificing a small-town feel. Median listing prices are around $531K, and it’s been appreciating steadily, so it’s also a smart long-term hold for buyers thinking beyond just their first few years in the home.
Limerick tends to run a bit higher, with median listing prices around $560K, but I still bring it up often because of the newer construction options and the amount of inventory available compared to some of the tighter markets nearby — that gives my buyers more room to actually compare homes instead of settling for the first one that hits the market.
Collegeville is where I’m based, so I know this market especially well. Median listing prices run around $561K, on the higher end for a first-time buyer, but I include it because I’ve had clients make it work with the right loan program, and the location — close to Ursinus College, Providence Town Center, and easy commuter routes — is hard to beat.
Boyertown is one of my favorite recommendations on the Berks County side, especially for buyers who need their budget to stretch further. Median listing prices are running around $300K, and it has that small-town feel a lot of my first-time buyers are looking for, without being far from the Montgomery County line.
Fleetwood is a bit further out, but I’ve had good luck here for buyers who need more affordability and don’t mind a longer commute. Median listing prices are around $360K, with a quieter, more rural feel than towns closer to Montgomery County.
Douglassville sits right along the Berks/Montgomery border, which makes it an easy recommendation for buyers who want a foot in both worlds. Median listing prices run around $489K, and I’ve seen a good mix of newer developments and updated older homes here.

💡 My Tip: In these faster-moving markets, get fully underwritten pre-approval before you start touring. Homes in the entry-level price range often go under contract within days, so being ready to move quickly gives you a real edge.
Every one of my clients has a different combination of budget, commute tolerance, and lifestyle priorities, so I never tell someone “this is THE town” without understanding what they actually need first. In general, I find Berks County gives first-time buyers more room to stretch their budget, while Montgomery County tends to run higher but comes with shorter commutes and stronger long-term appreciation.
